Santa Monica is its own city, and demolition here follows Santa Monica rules, not City of Los Angeles rules. That changes the job before a single wall comes down. Most houses in Santa Monica were built long before 1970. The median build year sits around 1968, and roughly four in ten homes went up between 1940 and 1969. Ranch houses and small stucco bungalows from the 1940s and 1950s fill blocks like Sunset Park and Ocean Park. Almost every teardown here is over 40 years old. That age triggers a city review and a 75 day wait before the permit can move. We work around that clock instead of fighting it. Our trucks run the Westside every week. A job off Montana Avenue or in the Pico District is a short pull from our South Bay yard.
We started in 1994 and Greg still prices every job himself. We hold California license 792182 and carry insurance. Three crews run out of our South Bay yard with our own trucks and skid steers. In Santa Monica most calls are interior demolition for a gut remodel or concrete removal for an old driveway. We also take whole houses down, and a house demolition here leaves the lot at bare dirt. Owning the trucks matters because the city makes you haul debris to an approved recycling facility.

North of Montana has the biggest lots and the oldest houses in the city. Work there is usually a gut down to the frame or a rebuild of the back half. Streets are narrow and driveways are short. We stage the truck on site when we can and keep the sidewalk clear.
South of Pico the lots get smaller, and Sunset Park and Ocean Park are full of older bungalows. A machine often has to come in through a side yard, so we run a skid steer there. Your permit comes from Santa Monica Building and Safety, part of the city's Community Development Department. Any structure more than 40 years old sits through a 75 day waiting period once the demolition application is filed. The Landmarks Commission uses that window to decide whether the building deserves a landmark nomination. Since most Santa Monica homes predate 1970, plan on that wait. Rules change, so confirm the current requirements with the city before you set a start date.
The city also controls where debris ends up and when you can work. Every demolition only project needs a Waste Management Plan, whatever the size or valuation. Loads go to a city approved facility that hits at least 70 percent diversion, and we route them ourselves. Work runs 8am to 6pm on weekdays and 9am to 5pm on Saturday. Sunday and major holidays are out.
