San Pedro demolition work changes block by block, and the 1882 street grid explains most of it. The old blocks between Gaffey Street and the harbor still run on that grid of streets and alleys. Houses on Vinegar Hill and Barton Hill go back to the late 1800s. They tend to be wood frame, with plaster walls, a raised floor and a detached garage off the alley. Closer to Downtown San Pedro you get 1920s apartment houses and a few bungalow courts. Point Fermin fills in with Craftsman cottages. West and north, Vista del Oro and South Shores hold postwar ranch houses on larger lots. Then there are the hills. Streets climb hard, and some blocks connect by public stairway. The bluffs above the water have been sliding since the 1930s.

Access sets the plan on most San Pedro jobs. On the old blocks the lots are small and the alley behind the house is the working side. We load from the alley and keep the street open. That pattern is close to what we see on our Long Beach jobs across the harbor. Up in Vista del Oro and South Shores the driveways are wide. A truck and a skid steer fit on the property, so the loads move faster. Those postwar streets kept the grid, but the houses sit on bigger lots with room to stage.
The hills change the equipment. Some streets climb hard enough that the city built public stairways between the blocks. On a steep lot we work smaller machines and shuttle loads down to the truck. Garages are the other steady call across the South Bay. An old detached garage gets emptied, and often the structure comes down after that. A full house demolition runs the same way, sized to the street in front of it. City rules keep demolition work to weekday and Saturday daytime hours, and some hillside blocks are tighter still. San Pedro has been part of the City of Los Angeles since 1909, so LADBS issues the demolition permit. A building inspector does a pre-inspection first, and a sewer cap permit comes before that counter visit. On buildings 45 years or older, LADBS sends notice and the permit waits 30 days. Near the water the Coastal Zone adds a step. City Planning clears a house demolition there before LADBS issues the building permit. Right at the shoreline the California Coastal Commission can require a second permit. If the job removes a whole residential unit, the filing carries a Mello Act screening. ZIMAS flags which parcels sit inside the zone. San Pedro also has one historic district, the Vinegar Hill Historic Preservation Overlay Zone, adopted in 2001. Work on those blocks goes to the HPOZ board and City Planning first. Confirm your address with the city early, since the rules change.
