An estate cleanout in Los Angeles means emptying a whole house and handing it back clear. We do that work across the Westside and the South Bay. The crew goes room by room: bedrooms, closets, the kitchen, the attic and every hallway cabinet. Then the garage, the yard, the shed, the guest house and the staff quarters. Keepsakes, paperwork and anything the family flags come out first and get set aside. Usable furniture and housewares are sorted for donation. An estate cleanout covers the whole house. Bedrooms, closets, the kitchen, the living room, the attic and the hallway cabinets. Furniture, clothing, dishes, linens, books, paperwork and boxes nobody has opened in years. Appliances come out if they are not staying with the house. Rugs, lamps, art and mirrors come off the floors and walls. At the end the rooms are empty and swept, ready to be photographed or handed to the next family.
The rest of the property comes with it. The garage is often the biggest room in the job. It holds tools, paint, tires and boxes set down decades ago. Then the yard, the patio furniture, the shed, the pool house, the guest house and the staff quarters. Green waste and yard debris load into the same trucks. If a storage unit or a second property is part of the estate, tell the estimator. It gets priced with the house.
The pace is yours. Some families want one room first, so the house stays livable while a relative visits from out of state. Some want the whole house done in a weekend, before a listing goes up. When a parent is moving into care, we often clear the bedroom and the garage first. Then we come back for the rest. Tell us the date that matters and we schedule around it.
One person is the point of contact, and that keeps the job calm. We take direction from whoever holds authority for the estate. That is usually the executor, the trustee, or an administrator appointed by the court. The family's attorney confirms who that is, and we work to it. Estate managers and listing agents often run the day to day, and that works the same way for us.
Nothing loads until you say go. The crew sets keepsakes, paperwork and anything on your list aside in a room you pick. Photos of that room come to you before a truck moves. Questions go to your one contact instead of five people. NDAs are routine on our jobs. Crews park where they are told, keep the noise down and leave the street the way they found it. If you cannot be there, the job still runs.
Most jobs run in the same order. Authority first, then the house secured, then keepsakes pulled, then the sorting and the haul off. We wrote that out in how an estate cleanout works in Los Angeles. Keepsakes stay with the family. Usable furniture, housewares, clothing and working appliances are sorted for donation and dropped with a charity that takes them. Metal goes to metal recycling: appliances, bed frames, patio sets, cast iron. E-waste and mattresses go to recyclers that handle them. What is left goes to a licensed transfer station. It all leaves in our own trucks the same day, so nothing sits in the driveway waiting on a bin.
The City of Los Angeles does pick up large items free. LASAN is the City's sanitation bureau. It picks up items too large for a normal trash bin free of charge. That applies to residential customers. Schedule it at least one business day before your normal collection. It goes out on your regular trash day. The City also runs monthly free drop-off locations, including one in San Pedro. Use those if you would rather haul a few things yourself.
That route works for a few large items. A whole house is a different job. The City's free pickup does not take construction material, automotive parts, commercial waste or cardboard. Most cleanouts turn up some of that. It also moves one scheduled pickup at a time, on your collection day. When a closing date or a listing is set, the house gets cleared in a day or two instead.
Our truck yard sits in the South Bay, just north of San Pedro. From there our crews run Beverly Hills, Bel Air, Brentwood, Santa Monica and Pacific Palisades on the Westside. South of that we cover Manhattan Beach, Hermosa Beach, Redondo Beach, San Pedro and Long Beach. That is the whole service area, and we keep it that way on purpose. A short drive means the truck comes back for a second load the same day.
Access sets the day more than the size of the house does. Hillside homes in Bel Air and Pacific Palisades have steep driveways and narrow streets. There is often nowhere to park a truck, so we stage where we are allowed and shuttle the loads. Beach city lots are tight, and the gate is what decides how the load comes out. Larger properties add long driveways, gate codes and a call ahead.
Beverly Hills limits the hours work can run. Those jobs get a start time inside the city's window, and the trucks leave on time. We did cleanup work after the Palisades fire, so hillside streets and tight staging are familiar ground. Tell the estimator where a truck can sit, how wide the gate is and which day matters. Sometimes a house needs more than emptying. Cabinets, built-ins, closet systems, tile and flooring coming out is interior demolition. The same crew handles it on the same visit. A garage, a pool house or a whole structure coming down is house demolition. We are a licensed demolition contractor, so that stays one job and one call. A pool coming out is pool demolition, and it leaves in the same trucks.
For a listing, the order matters. Clear the house first, then take out what is being demolished. Haul it, then grade the dirt flat if a structure came down. Working that way keeps the crew from moving the same furniture twice. If what is left is one load of items and no sorting, that is a junk removal job. It prices smaller.
